This family came to us knowing their home needed to function better — but they weren’t looking to leave the neighborhood they loved or dramatically rebuild from scratch. They had a beautiful, vaulted living room, strong structural foundation, and a layout that mostly worked. What they lacked was extra usable space that supported their growing family. Instead of immediately recommending an outward expansion, we stepped back and evaluated the structure itself. The vaulted ceiling in the living room presented an opportunity.

After reviewing the framing and consulting with engineering, we determined the home could structurally support a second-story addition above that vaulted space — something the homeowners hadn’t originally considered.

Adding 330 Square Feet Without Expanding the Footprint
By building upward instead of outward, we added approximately 330 square feet to the home without reducing yard space or making the house feel overbuilt. The new second story became a dedicated game room, accessed through a concealed bookshelf doorway — a feature that adds personality while maintaining architectural cohesion.


From the exterior, the addition integrates cleanly with the existing structure. The result is additional square footage that feels intentional — not like it was forced into place.
Improving Flow and Daily Function
Beyond the structural addition, we made thoughtful changes to improve everyday living. Two existing French doors were replaced with a single multi-panel sliding door system, increasing natural light and strengthening the indoor–outdoor connection.

We also added a dedicated gym space designed to integrate seamlessly with the home.

By developing a compliant brush management plan, we created a viable path forward. The project has now broken ground.
